The Wash House

This compact but beautifully designed conversion of an 18th Century Scottish farm building is a seamless blend of old and new. Located at the end of a winding farm track, this architectural gem is nestled amongst the rugged heather hills and glens of Eastside Farm in the Pentland Hills Regional Park. Every detail of its design has been meticulously considered.

A little more detail - The double-height space boasts a Scandinavian feel with a muted colour palette and clean, modern materials. Natural light floods through the windows, complementing the limed-ash window seat adorned with generous sheepskins. The open-plan area is skillfully partitioned through level variations, perforated screens, and bespoke furniture.

Kitchen & living room - A wooden ash screen divides the open-plan kitchen from the living room. On the lower level, the living room may be small, but it’s perfectly appointed with a wood-burning stove and window seat with cosy sheepskins and fantastic views to the wild garden and hills beyond. Meanwhile, the kitchen, on a higher level is accessible via a folded-steel staircase. A sharply designed breakfast bar/TV unit has been handcrafted to perfection and separates these two spaces.

The kitchen itself is well appointed with modern appliances including an oven, dishwasher, and induction hob. Kitchen utensils and beautifully handmade dishes are provided.

Bedroom & Bathroom - Behind the ash screen lies a snug bed nook featuring an incredibly comfortable double bed with wool mattress, Bedfolk linen, woollen blankets, and soft pillows. Fall asleep to the soothing crackle of the stove and whispering wind among trees outside your window.

The bathroom is tastefully decorated with white marble tiles alongside a rain shower while underfloor heating permeates through its immaculate white micro-cement floor.

Outside - The cottage is located within an 18th-century farm building on Eastside Farm. The 3000 acre organic hill farm is within the Pentland Hills Regional Park and boasts magnificent, rugged hill scenery just south of Edinburgh. If you like walking, you’ll love Eastside with its miles of walking routes teeming with wildlife such as peregrines and curlew. You’ll be one with nature here on Eastside Farm.

Wood-fired sauna - Unwind in our serene woodland steam-sauna yurt—a uniquely magical experience. The sauna is wood-fired and within a tented yurt made by local artisans from steam-bent wood. The plunge pool outside is filled with cool, fresh spring water. A complimentary session is included in your booking.

Practicalities - Tucked away peacefully in a quiet glen within the Pentlands—we are accessed via a mile-long farm track. This is sometimes a little rough in places shouldn’t pose any problems for normal cars. Due to its distance from the main road and lack of regular public transport, we do recommend the use of a car for your stay, Parking facilities for one car are provided (30-second walk from cottage). Unloading luggage or shopping outside the cottage is allowed; additional parking arrangements can also be made if needed. There are EV chargers available.

We live in the main farmhouse - just next to the cottage and we are generally available if you need us, without encroaching on your privacy.

Jenny and Michael will be hosting you on our farm, Eastside. Eastside is a 3000 acre organic hill farm in the Pentland Hills Regional Park near Edinburgh. The farm has spectacular views and hills which change constantly through the seasons. In late summer, early autumn visit for the iconic Scottish purple heather; in spring see new born lambs playing; winter can often bring snow. At any time, the farm is amazing place to unwind from the stresses of modern life - live a little more slowly, go for long walks and then curl up with a good book by the log burning fire.

Why they chose this property

The Pentland Hills Regional Park is very close to Edinburgh - and therefore offers the best of town and country. It's stunning hills, both rolling and craggy in places are a fantastic place to unwind and shake off the stresses of modern urban life. Here you can walk for miles from your doorstep, find a sunny spot out in the hills for a picnic and then return to your modern and sophisticated accommodation converted from an 18th Century farm building. In the evening, unwind with a good book by the log burning stove or indulge yourself with our enchanting steam-sauna, cleverly hidden in a tented yurt. The changing seasons bring something special to the area at all times of year - from the purple heather of late summer / early autumn to the magical snow of winter and playing, new-born lambs in spring. There is a reason to visit at any time of year.
